What is different about building in Auckland

Development contributions
Auckland Council charges a development contribution on a new dwelling. Smaller minor dwellings usually sit in a lower band, and the charge varies by location. It is in our quote, not a surprise after.
Watercare
A new connection attracts a Watercare infrastructure growth charge on top of the council charge. Also in our quote.
The Unitary Plan
Most residential zones allow a minor dwelling, and the national standard for detached minor units removes the need for a resource consent in many cases. Site coverage, height in relation to boundary and outdoor living space still apply, and we check them for your address.
Access
Cross-lease and rear sections are common in Auckland. A kitset goes where a crane cannot, which is one reason Haven is our main range here.

Do I need a building consent in Auckland?

Not for a Haven under 70m² that meets the exemption conditions. You still apply to Auckland Council for a PIM before starting and lodge the completion documents after. We handle both.

Do I need a resource consent in Auckland?

Often not, because of the national standard for detached minor residential units, but Unitary Plan rules on coverage, height and outdoor space still apply. We check your address before you commit.

How much are the Auckland Council and Watercare charges?

They depend on where you are and the size of the dwelling. We price them for your specific address in the written quote so the all-in number includes them.
