Granny flats in Wellington
Wellington sections are steep, tight and windy, which rules out a lot of prefab options. A kitset arrives in pieces a person can carry, which is exactly why it suits the capital. We design the foundations for the site, not the other way round.
Kitset suits the hills
No crane, no container sized lift. Panels and framing go down a driveway or up steps that a truck could never manage.
Rents are high
Wellington rents for a self-contained one or two bedroom home are among the highest in the country.
Space is scarce
Land in the city is expensive and hard to come by. Using the back of a section you already own is often the only way to add a home.

What is different about building in Wellington
- Wind and seismic design
- Wellington's wind zone and seismic requirements are built into the design. Ask us for the engineering if your bank or insurer wants it.
- Slopes and natural hazards
- The exemption cannot be used on land subject to a natural hazard that cannot be managed. Slips and slope stability are checked at the site visit and through the PIM.
- Councils
- Wellington City, Hutt City, Upper Hutt, Porirua and Kāpiti Coast each have their own district plan rules and development contributions. We check the one that applies to you.
We deliver and build across Wellington city, Lower Hutt, Upper Hutt, Porirua and Kāpiti Coast. Other regions: Auckland, Hamilton, Christchurch.
Asked most often
Can you build on a steep Wellington section?
Usually, yes. That is the main reason a kitset beats a craned unit here. Foundations are designed for the slope, and the site visit tells us what is involved before we quote.
Do I need a building consent in Wellington?
Not for a Haven under 70m² that meets the exemption conditions, including the natural hazard condition. A PIM from your council is still required before starting.
