What is different about building in Christchurch
- Ground conditions
- Parts of Christchurch have liquefaction risk, and the exemption requires natural hazards to be properly addressed. A geotechnical check and the right foundation design settle this, and we include it in the quote where it is needed.
- District plan
- Christchurch's district plan allows minor dwellings in most residential zones, subject to size and coverage rules. Selwyn and Waimakariri have their own rules and charges.
- Delivery
- Christchurch, Rolleston, Rangiora, Kaiapoi and Lincoln are within our standard area.

What about liquefaction and TC3 land?
The exemption cannot be used where a natural hazard cannot be managed, so the ground is the first thing we check. Foundations designed for the site usually solve it. Where they cannot, we tell you and quote the consent route instead.
Do I need a building consent in Christchurch?
Not for a Haven under 70m² that meets the exemption conditions. A PIM is still needed before starting, and we lodge the completion documents after.
